Colombo’s showpiece residential high-rise development Altair has received an enthusiastic response from audiences in Singapore following a presentation there earlier this month, promoter Indocean Developers reports.
A cocktail and presentation at The St. Regis, one of Singapore’s most exclusive hotels, in promotions to invest in Properties in Sri Lanka was attended by Sri Lanka’s Deputy Minister of Investment Promotion, Higher Education and Highways Eran Wickramaratne MP and the Acting High Commissioner for Sri Lanka in Singapore Vipulatheja Wishwanath Aponsu.
Projected to be a game changer in contemporary living that will bring a new dimension in aesthetics to Colombo’s skyline, Altair will comprise of two tower blocks, one of 63 storeys which leans in to a taller, 68-storey tower, at Sir James Peiris Mawatha, Colombo 2, the former Colombo Commercial Co. property. As numerous promoters of high-rise living in the city scramble to find words to describe the vistas that will greet their clients when they move in, several years into the future, one developer took to the skies this week to capture photographic images of the views from multiple elevations at the location of its project.
And so it was that neighbours and passersby were treated to the sight of a helicopter bristling with cameras hovering at different heights over 127, Sir James Peiris Mawatha, Colombo 2, the former Colombo Commercial Co. property, from which the unique Altair twin tower luxury condominium will soar to 68 stories over the next four years.
“How does one sell a view, off plan, to someone making a substantial investment in a high-rise apartment that is yet to be built?” asks Pradeep Moraes, President – Sales & Marketing of Indocean Developers, the promoter of Altair. “Rather than leave it to conjecture, colourful words or artists’ impressions, we decided to literally raise our game and offer actual images, from a 360 degree perspective, at different elevations.”
Designed by the globally-recognized celebrity architect Moshe Safdie, Altair — scheduled for completion in 2017 — comprises of two tower blocks, one of which leans in to the other. The taller of the two towers will rise to 68 stories, offering the building’s 400 apartments spectacular views of the Beira Lake, the Indian Ocean, the city of Colombo and a silhouette of the central hills.

Former Head of Sales & Marketing of John Keells Property Group appointed President – Sales & Marketing for game changing condominium development
Indocean Developers (Pvt) Ltd., the promoter of the 68-story Altair condominium in Colombo, has announced the appointment of Pradeep Moraes as President Sales & Marketing.
Mr. Moraes comes to Indocean Developers after 10 years as Head of Sales and Marketing in the Property Group of John Keells Holdings through its subsidiaries Asian Hotels & Properties PLC, John Keells Residential Properties (Pvt) Ltd., and British Overseas (Pvt) Ltd.
Announcing the appointment, Indocean Developers Director Sushil Mohta said: “Mr. Moraes’ in-depth knowledge of the luxury condominium market, his extensive contacts in Sri Lanka and overseas, the confidence and trust he has built over the years and his multifaceted career experience will be an asset to the company, and of significant value to its customers.”
At John Keells, Mr. Moraes headed the team that sold over 750 high-end luxury apartments, a unique feat in the Sri Lankan property market, and is credited with generating and being personally responsible for a significantly high proportion of those sales, Mr. Mohta said.
Educated at St. Benedict’s College Colombo, and at Aquinas University College, Pradeep Moraes began his corporate life in the mid 1970s in the commercial aviation sector, working for Singapore Airlines, Cathay Pacific, Gulf Air and Air Lanka. He was Marketing Coordinator for Europe with Air Lanka in the mid 80s, where he also had executive responsibility for Route Evaluation and Industry / International Affairs.
After eight years in Aviation, Mr. Moraes moved on to a stint in Brand Management in the FMCG sector with Reckitt & Colman. Over two decades that followed, he was involved in the General Management and Marketing of several leading entities in wide and varied fields including Air Freight, Industrial Marketing, Advertising, Automobiles, Home Entertainment, Security, Motor Racing, Broadcasting and Telecommunication.
Among the key positions he held during this period were General Manager Communication & Business Equipment (Private) Limited; Director/Chief Executive Access Graphics (Private) Limited; Managing Director MOTZ International, Head of Business Development IWS Holdings, CEO IWS Holdings Automobile Directorate (encompassing companies that were the Sole Agents in Sri Lanka for Jaguar, Porsche, and Daewoo Motor Cars); CEO Home Entertainment and Communications Ltd, Director Monaro/Group 4 Security Services Limited, CEO Speed Development and Managing Partner Green Field Ventures.
Commenting on his new role at Indocean Developers, Mr. Moraes said: “Altair is intended to be a one-of-its-kind development in South Asia in terms of architectural design, structural engineering, and living experience. It will be a game changer in contemporary living and will bring a new dimension in aesthetics to Colombo’s skyline. The building is scheduled for completion in the first quarter of 2017.

Construction work on Altair, Sri Lanka’s tallest luxury condominium, is on track with the completion of 100 of 288 piles targeted for March 2013, INDOCEAN Developers, the promoter of the iconic project reports.
Announcing the milestone, the company said the four test piles, carried out at the Sir James Peiris Mawatha site overlooking the Beira Lake at 200 per cent of the design load, showed that each pile can successfully bear a load of 2,200 tons, which is twice the load required by the structural design.
“This kind of project demands vision, strength and determination,” said Mr. Sushil Mohta, Director of Indocean Developers (private) Ltd., who visited the site during the piling. “It’s about testing oneself, always pushing to the limit. That is why Indocean went out and tested the piles to twice their designed capacity.”
The Altair team that inspected the site also comprised of Directors Jugal Khetawat and Pradeep Sureka, the Structural Engineer Predrag Eror and the Vice President – Projects Iraklis Andreakis. “The structural integrity of all our projects is paramount among our values,” Mr. Pradeep Sureka said.
Indocean Director Jugal Khetawat added: “We recently completed Wind Tunnel Tests for Altair in London by the wind-engineering experts RWDI whose project portfolio includes the tallest buildings in the world, the Burj Khalifa, Taipei 101 and Petronas Tower.”
Altair’s 288 driven piles will be connected to a raft foundation so as to distribute the building loads. The Piling Contractor for the project is San Piling, a sister company of the leading construction company Sanken Lanka. Piling work is expected to be complete by June this year.
